we dont hear about Brookfield actually doing this with their own CRE and team.

- NYC has best mkt demand for this
- lot of factors need converge, so candidates need fine selection
- zoning seems based on bldg age per neighborhood...limits funnel but seldom main barrier
- to meet code in an earlier project, punched a central atrium through middle !
